You might find sellers open to credits, closing-cost assistance, rate buydowns, needed repairs after inspection, or even a little extra time for your inspections. Occasionally, appliances or furnishings can be part of the deal. Well-priced, move-in-ready homes are still moving quickly, but homes that linger on the market or need work give buyers real leverage when it comes to price and concessions. Of course, affordability is still a challenge\u2014average 30-year mortgage rates hovered near 7% throughout Q3 of 2026. For those in a strong financial position, this quieter period can be a chance to make thoughtful decisions.
